Frequently asked questions when selling your property

How much will it cost to sell my property?

Our fee is agreed to at the point of you listing your property.  Most often it follows the REIT scale of fees as recommended. However, this fee can vary in some circumstances based on many factors, including the anticipated selling price.  Contact us and following a simple inspection of your property we can provide you with a firm fee.

Do you charge any additional charges?

We are proud that at Saunders Property Group there is one single fee that is agreed to at the time you appoint us as your selling agent. We will NEVER ask you to pay anything additional for marketing, photography, website uploads, open home charges, etc.

Many sellers tell us that our single fee policy is why they continue to confidently recommend us to friends and family. 

How long will it take to sell my property?

The length of time a property is on the market is usually a reflection of price. We have all seen houses that have been for sale literally for years. A well priced property in todays market should sell within the first 60-90 days. If it doesn’t, it is often an indication that the price may be too high for the current market. 

Friends have told me to give the house a fresh coat of paint – do I have to?

Research indicates that most money spent on ‘improving’ a house for sale is NOT a good investment.  In fact, it indicates that most sellers get back no more than 50 cents for every dollar spent on improvements.

Why do you need my keys and how will you look after them?  Who has access to them?

We will need keys to access your property in order to show your home to a prospective buyer. We will always provide you with notice of an appointment, unless you have requested otherwise (eg. the property is vacant). All keys are allocated a key-tag number.  Your name and address are not tagged to the keys. Ever. 

Do I need to be home when you bring potential buyers through?

No, you do not. A sales consultant will always escort a potential buyer through your property.  As long as we have keys and/or alarm codes to your property, you do not need to be in attendance. Often buyers feel more relaxed when viewing a property without the owner present. 

How will you market my property?
