There are always lots of additional questions we are asked by both prospective tenants and current tenants. Below we've answered our most common ones.
How much is my Bond?
The rental bond payable is equivalent to 4 weeks rent.
Who pays for water usage - the tenant or owner?
You - the tenant.
I don't have a photo ID. Can i still rent a property through you?
Of course! However, you will be required to sign and submit a statutory declaration signed by a Justice of the Peace.
If I'm under 18 can I still rent through you?
Definitely! You will need to have a legal guardian or parent as a garantor and they will be required to complete the mandatory application process just as if they were applying for the property themselves. They will need references, a credit check etc. Both you (the person under 18) and your guarantor will need to complete a tenant application form.
Can I have a pet live at or in my property? They're really well behaved!
When you are applying for a property you will be told if the owner is happy to have a pet on the premises. It's always best to be upfront about this, as if you don't have written permission from us (or the owner) you can be in breach of the terms of your tenancy agreement. We have a range of properties that allow pets just as there are ones that don't.
If you do have a pet and the owner is happy to have a pet living there, you will need to complete a Pet Application Form which will be presented to the owner who will have the final say on whether the application is approved.
My lease hasn't finished, but I want to move out. What do I do?
If you need to vacate your property before the expiry of the tenancy agreement, you will need to complete a Notice to Vacate form as well as a Break Lease Vacating From, in order to notify your Asset Manager in writing. You will need to nominate a date you intend to vacate the property. We will then contact you to discuss the advertising and times available to show prospective tenants through the property.
As stated in your tenancy agreement, you will be responsible for the following:
- payment of rent until a new tenancy commences or agreement expires
- ongoing maintenance of the property and gardens (if specified in your agreement) until the new tenant’s agreement commences
Please be assured that we will do everything we can to find a suitable tenant as quickly as possible to help minimise your cost.
When (and how) do I get my bond back?
One you have moved out of your property, we will conduct a Bond Inspection to assess the condition of your property. If everything meets requirements, we will submit the bond claim to the Rental Deposit Authority who will release your bond money and return this to you via bank transfer.
My lease is about to end. Do I need to tell you if I don't wish to renew the lease?
Yes. You will still need to complete a Notice to Vacate even if your tenancy agreement is at an end.
